Welcome to the Swenson Property Management Blog

Owning a rental property can be rewarding, but it also comes with plenty of questions.

How much should you charge for rent? What should you do if a tenant stops paying? Is it possible to manage a home after moving out of the area? And when something breaks, how do you know whether you are getting the right repair at a fair price?

Those questions are exactly why we created this blog.

Local Property Management Advice You Can Actually Use

Swenson Property Management has deep roots in the Tri-Valley and Diablo Valley areas.

We were raised here, we live here, and we have spent years learning the homes, neighborhoods, HOAs, rental market, and local professionals who keep properties running.

My dad, Craig Swemspm, started Swenson Property Management in 2007 after years of working in construction and property management. He built the company around practical experience, strong local relationships, and taking care of people’s homes the right way. Now, as I take on more of the day-to-day operations and help lead the company into its next chapter, my goal is not to reinvent what he built. It is to build on it. That means keeping the local knowledge and personal service our clients have trusted for years while bringing in new systems, technology, and ideas that help us serve owners even better.

In the months ahead, we will use this blog to share practical guidance based on what we see every day while managing single-family homes, townhomes, and condos throughout the area.

You can expect articles covering topics such as:

  • Renting out your home when work, family, or another opportunity takes you elsewhere
  • Deciding what to do with an inherited property
  • Preparing a home for the rental market
  • Setting the right rent and finding qualified tenants
  • Handling maintenance without letting small problems become expensive ones
  • Understanding leases, inspections, security deposits, and changing rental laws
  • Working with HOAs and responding to notices
  • Comparing self-management, property management technology, and professional local management

We will also talk honestly about what property management looks like behind the scenes. Collecting rent may be the most visible part of the job, but it is only the tip of the iceberg. Protecting a home requires consistent communication, good judgment, reliable systems, trusted local relationships, and the ability to address problems before they grow.

Here When Life Takes You Somewhere Else

Many of the owners we help did not originally plan on becoming landlords. They may have relocated for work, inherited a family home, moved in with a partner, or decided to keep a property that still means something to them.

Whatever brought you to rental property ownership, our goal is to give you straightforward information that helps you make confident decisions. We will keep the advice practical, local, and grounded in real property management experience.

Life may take you somewhere else. Your home is still here. We are too.
